What are the questions to ask? 

The following questions listed are not the only points that may be raised but these will present many questions and many different solutions. They may seem daunting but by asking the questions you can clarify your vision. 


  • Can we minimise our carbon footprint? 
  • Will demolition of an existing structure be required? 
  • Can any materials already on site be re-used or recycled? 
  • What is the orientation of our building? 
  • Are you interested in passive energy saving technology? 
  • Will you have a basement or retaining earth? 
  • Can consultants back you up with the environmental information you need? 

  • What inspection procedure will be in place? 
  • What roof covering will you select? 
  • What finish will you select for the external structure? 
  • What design level will the windows and doors meet? 
  • How will you consider the various services packages and the green premium? 
  • Can you reliably compare costs? 
  • What new products are out there and ready to go? 
  • What certification or compliance testing will you seek to follow? 
  • When the selections are in place – how will you schedule the testing procedures. 



These questions will all be asked and sometimes the answers will seem so obvious that they will not be formally considered. From a starting point they will lead on from a previous decision as the natural way to proceed. You are better questioning as you go and don’t take on solutions or technologies without realising why.

Records were shattered last month with February recording the highest ever auction clearance rate for the month of February in Victoria. Real Estate Institute of Victoria data shows that February 2021 recorded an 84.8 per cent clearance rate from more than 3000 auctions. It’s the highest rate in 11 years, beating out an old 2010 record with an 84.0 per cent clearance rate.
